Da jeg skal ud og rejse i starten af 2025 fremlejer jeg min lejlighed møbleret til 1 person, som vil tage sig godt af min bolig.
Du er som lejer, ikke-ryger, uden husdyr, stille og rolig, ordentlig og renlig, god til at behandle lejligheden, ting og møbler ordentligt i hele lejeperioden.
Fremvisning efter aftale: d. 4. og 5. december imellem kl.17-19 (eller efter aftale).
Lejligheden er på 46 m2 med overdækket altan og stort sydvendt vinduesparti, som gør lejligheden meget lys at opholde sig i. Lejligheden fremstår i pæn stand med trægulve og nyere køkken.
Der er ét stort værelse, med en krog som fungerer til soveplads. Køkkenet er i et separat rum med opvaskemaskine, komfur og god skabsplads. Badeværelset er rummeligt med adskilt bruseniche. I entreen er der et indbygget skab med god plads til opbevaring.
Lejligheden fremlejes møbleret fra 1. januar og minimum 3 måneder frem, med mulighed for forlængelse (3 måneder).
I kælderen er der fælles vaskeri (m. betalingsautomat) og tørrerum, samt adgang til fælles aflåst cykelrum.
Der er gratis bilparkering på gaden i hele nærområdet og kort afstand til Ringvejen og motorvejen, Skejby sygehus og Aarhus centrum.
Lejligheden er beliggende i et roligt kvarter på Christiansbjerg (Aarhus Nord) med kort afstand til Aarhus Universitet, Storcenter Nord, Stjernepladsen med Letbanestop (10 minutter til Aarhus Banegård), flere busforbindelser. Inden for en gåafstand på 2-5 minutter findes dagligvarebutik, take away/café/restaurant, apotek, kiosk m.fl. butikker.
Lejeperioden aftales med standart lejekontrakt. Husdyr, rygning og fest er ikke tilladt i lejligheden.

Bright apartment to be sublet furnished from 1st of January 2025 and minimum 3 months onwards, with possibility of extension.
As I will be traveling for a period at the beginning of 2025, I am subletting my furnished apartment to 1 person who will take good care of my home.
The apartment is 46 m2 with a covered balcony and large south-facing window, which makes the apartment very bright to stay in. The apartment is in good condition with wooden floors and a newer kitchen.
There is one large room with a nook that serves as a sleeping place. The kitchen is in a separate room with dishwasher, stove and good cupboard space. The bathroom is spacious with a separate shower cubicle. In the entrance there is a built-in cupboard with plenty of space for storage.
The apartment is sublet furnished from the 1st of January 2025 and for a minimum of 3 months, with the possibility of extension (3 months) by agreement.
In the basement, there is a shared laundry (with payment machine) and drying room, as well as access to a shared locked bicycle room.
There is free car parking on the street in the entire immediate area and a short distance to Ringvejen and the motorway, Skejby Hospital and the city center of Aarhus.
The apartment is located in a quiet neighborhood on Christiansbjerg (Aarhus North) with a short distance to Aarhus University, Storcenter Nord, Stjernepladsen with light rail stop (10 minutes to Aarhus main train station ), several bus connections. Within a walking distance of 2-5 minutes, there is a convenience store, take away/café/restaurant, pharmacy, kiosk etc. shops.
The rental period is agreed with a standard rental contract. Pets, smoking and parties are not allowed in the apartment.
As a tenant, you are: a non-smoker, without pets, quiet and calm, orderly and clean, good at treating the apartment, things and furniture properly throughout the rental period.
Show by appointment: the 4th and 5th of December between 5-7pm or by appointment with video call.
Lease period: from the 1st of January 2025 and minimum 3 months onwards, with the possibility of extension (3 months) by agreement.
Rent per month: DKK 7.225,00 incl. water/heat consumption, excluding electricity consumption.
Deposit: 3 x rent = DKK 21.675,00
